East Coast Building Design offers a no obligation consultation service for those clients contemplating a new house or renovation or buying a property and just wanting to know its future potential. No obligation, fully insured and guaranteed “fit for purpose”.

There are now THREE options for consultations with East Coast Building Design.
1. Free phone call – the first step in determining if we are right for your project.
2. Free evaluation – we can set up a free zoom or teams meeting for a 20-30 minute free evaluation of our services. This is usually enough to provide a rough estimate of fees, especially if you know what you want. Please note that this is not a full consultation, but is in line with market competitors, and any service limitations will be clearly disclosed at the time of the meeting.
3. Full consultation. A full consultation involves in-depth behind the scenes investigation and research and is followed up with a full report and detailed quotation document and sometimes a quick sketch or floor plan layout. For a nominal fee of $500, our senior designer will come to your property and cover a wide range of topics, give you specific honest advice and follow up with a written confirmation and extensive quotation and report documents.
We allocate up to 2 hours on site which is what you are paying for. And in many cases, we spend longer to make sure you get all of the information needed to make an informed decision.
WHY SHOULD YOU PAY FOR QUALITY DESIGN ADVICE?

“Usually things that are free are not worth much! And you can rarely rely upon them!”
In some industries its common practice to provide free quotes or estimates, however, what you should expect from your building designer or architect is a lot more than just a free estimate for drafting of plans. You should expect them to provide sound long term advice about the value and worth of your property and spend the time helping you through the various design options.
If you are paying for the consultation process, it becomes independent and disconnected from the design and drafting process. This allows the designer to provide independent advice, and sometimes the right advice means doing something else or nothing at all. Why pay for expensive plans only to find out you can’t afford it, or worse, build an extension that over-capitalizes your investment? Sometimes its worth paying a few hundred before you start so you don’t lose hundreds of thousands of dollars later??
Remember, for most people, the family home is the single biggest investment in their lifetime, and if they get it wrong, it can cost them hundreds of thousands of dollars in resale value?
Is it really worth it to rely on free or cheap advice? It’s also worth remembering that many cheap designers do not have professional indemnity insurance, further reducing the value of their service.

PRE – PURCHASE DESIGN CHECKS:
We can provide a specialist “Pre-Purchase Design Check” where we come out and discuss the design possibilities of the property along with any “Town Planning” related advice.
“Don’t get caught buying a lemon”. Too many times, we have to advise clients that they cannot realize their dreams because their property is either flood affected or there are Council Planning Regulations that restrict their options.
The pre-purchase consultation takes between an hour and two hours, and is generally conducted at the site to be purchased or developed, depending on the project requirements. Similar to a regular consultation, the fee is $500 and is usually accompanied by written feedback or a summary of advice given. Quick feasibility sketches can be provided for a nominal extra fee depending on complexity.
